Noteworthy Information About Private Real-Estate Auctions

  • Carsten Wohlers, the General Manager, is a publicly appointed and certified real-estate auctioneer in accordance with § 34 b Para 5 of the Gewerbeordnung (Trade, Commerce and Industry Regulation Act). He is entitled to sell third-party real property and equivalent rights as well as other third-party rights at auction.

  • Real estate auctions are organised by BRECHT IMMOBILIEN GMBH, a company with a capital stock of EUR 425,000. It is in possession of an approval according to § 34 b of the Trade, Commerce and Industry Regulation Act.

  • The following applies to all objects to be sold at auction:
    • Viewing and assessment of real property for the auction, partly appraisal by a publicly appointed and certified real property expert at the expense of the Auction House

    • Preparation of notarial contracts for review by land registries, building authorities and other authorities at the expense of the Auction House

    • Fixing of an auction limit (price at the time of putting the property up for auction sale) in line with the market between Vendor and Auction House

    • Documentation of each object in an appropriate manner in our catalogue with a circulation of about 60,000 print copies and 47,000 online catalogues for about 250,000 readers of the Auction House in Berlin, the Federal Republic of Germany, in Europe and overseas.

    • Broad publicity by local, national and international printed advertisements as well as by our website.

  • After publication of the catalogue about five weeks before any auction, the customers of our Auction House have adequate time to view and inspect the relevant real property and to prepare for the auction. Based on the auction limit, the price at auction will rise to a level in line with the market and it cannot fall below the auction limit.

  • Compared to traditional real property sales opportunities, private real estate auctions offer a series of major advantages which we briefly list below:
    • Only the bid of the highest bidder will be accepted at our auctions.

    • As a minimum bid (auction limit), we fix a realistic starting price for your real property which may be increased. This will save you much effort and money in that you are not promised excessive prices by other third parties which will then have to be brought back to their actual market price in lengthy negotiations.

  • Four auctions per year provide for a short handling term from the placing of an order to the property's auction

  • Our area-wide network of representations is the guarantor of excellent on-the-spot support of your property.
